Agent Owned Property Mangement leases, manages, markets, and maintains real estate owned by others, usually rental property. Agent Owned Property Management has three principal responsibilities:
- Financial management
- Physical management (structure and grounds)
- Administrative management (files and records)
Agent Owned Property Management is responsbile for maintaining the owner's investment and making sure the property earns income. This is done in several ways. The physical property must be maintained in good condition. Suitable tenants must be found and rent must be collected. Agent Owned Property Mangement is responsible for budgeting and controlling expenses, keeping proper accounts, and making periodic reports to the owner. In all of these activities, the Property Manager and its team's primary goal is to operate and maintain the physical property in such a way as to preserve and enhance the owner's capital investment. Other duties include setting rental rates, selecting and screening tenants, and complying with legal requirements.
Our success depends on establishing and maintaining sound, long-term relationships with our tenants. The first and most important step is selection. We make sure the premises are suitable for a tenant in size, location, and amenities. Most important, we make sure the tenant is able to pay for the rental. The Property Manager verifies employment, pulls credit report, and investigates payment history with previous landlords. We, also, make sure to comply with all federal, state and local fair housing laws in selecting tenants. Our success is the ability to maintain good relations with our tenants by establishing a good communication system.
One of the most important functions of managing a property is the supervision of property maintenance. Maintenance and service requests must be attended to promptly. We, efficiently, balance the services provided to our tenant's needs while minimizing operating expenses. The primary maintenance objective is to protect the physical integrity of the property over the long-term.
All in all, Agent Owned Property Mangement and its team of agents takes the worries out of the property owner's hands while providing excellent customer service to our tenants.
